Mold testing and Remediation in Buffalo and Western New York

If you live in Buffalo or anywhere else in Western New York, you know moisture can be a real issue—especially with our heavy snowfalls, rainy springs, and humid summers. That’s why mold is a common concern for many homeowners and buyers in this region. But before you panic about black spots in your basement or attic, let’s talk about the right way to handle mold testing and remediation in New York State.

As a licensed home inspector in Buffalo, I’ve seen it many times, from surface mildew in bathrooms to mold on basement paneling and growth in the attic. But dealing with mold in New York isn’t as simple as spraying bleach and calling it a day. The state has clear laws and procedures for mold assessmenttesting, and remediation, and it’s important to follow them—not just for your health, but also for legal and insurance purposes.

🧪 Step 1: Mold Assessment (Inspection/Testing)

First, New York State law requires that a licensed Mold Assessor (not a contractor or the remediation company) performs an independent assessment of the property. This is where someone like me, or another NYS-licensed mold assessor, comes in.

Here’s what that process typically looks like:

  1. Visual Inspection: We inspect the home for signs of visible mold, water intrusion, and musty odors.
  2. Moisture Mapping: Using tools such as moisture meters and infrared cameras, we identify the wet areas.
  3. Air and Surface Sampling: For proper verification of mold we may take air or swab samples. These are sent to a certified lab for analysis.
  4. Mold Remediation Plan: If mold is confirmed, we’ll create a detailed written plan outlining what needs to be done to remediate the issue properly.

Important Note: Under New York law, the mold assessor and the remediation contractor must be two different companies. This helps prevent conflicts of interest and ensures you get an unbiased report.

🧹 Step 2: Mold Remediation (Cleanup)

Once the assessment is complete, you’ll hire a licensed Mold Remediation Contractor. They are required by law to follow the plan outlined in the assessment.

A typical remediation process includes:

  • Containment of affected areas (to prevent spores from spreading)
  • HEPA vacuuming and air filtration (using negative air machines)
  • Removal of contaminated materials (like drywall, carpet, or insulation)
  • Cleaning and sanitizing of surfaces with EPA-registered products
  • Drying and dehumidification to ensure moisture is fully eliminated

After the work is done, the Mold Assessor (again, not the remediation company) will return for a Post-Remediation Assessment. Only when the area passes this clearance test should the job be considered complete.

Why These Steps Matter

New York’s mold laws (Article 32 of the NY Labor Law) were enacted to protect homeowners and ensure mold is handled safely and effectively. Cutting corners may result in:

  • Recurring mold problems
  • Health issues (especially for people with asthma or allergies)
  • Reduced home value
  • Issues on home inspections if you’re trying to sell

🏡 What Buffalo Homeowners Should Know

Due to our climate, basements, attics, and poorly ventilated bathrooms are common problem areas. If you suspect mold:

  • Don’t try to clean it yourself with bleach—it’s not effective on porous materials.
  • Avoid hiring a general contractor without mold certification.
  • Contact a NYS-licensed mold assessor to evaluate the situation professionally.

Final Tips from a Local Home Inspector

  • Keep your gutters and downspouts clear and away from the foundation.
  • Use a dehumidifier in the basement—especially in spring and summer.
  • Make sure bathroom fans are vented outside, not into the attic.
  • Act quickly after any water intrusion (flooding, burst pipe, roof leak).
